FEE AND SCOPE OF SERVICE

RESIDENTIAL EVALUATIONS 

Message from Valerie Gillespie:

It has been a year since Super Storm Sandy and we all need to be moving forward. At this time, the structural damage should have been inspected, assessed, and moving into the the repair or replacement phase.  We have discontinued the "Sandy Special" assessment but will still provide that service at our normal fee. 

The fee for evaluations depends on the level of service needed.  
There are 5 levels of service for residential services:
  1. $750 for onsite consultation regarding areas of concern. The service includes a walk through of the residence with you, verbal descriptions of probable cause of distress, type of repair I would recommend and written summary report (in narrative form) of conclusions & recommendations for repair. Schedule: 5 workdays. Payment is due at the time of inspection, personal checks are accepted. This level of service is recommended if your contractor needs some engineering assistance to proceed with repairs.
  2. $1500 for onsite consultation regarding areas of concern. The service includes a walk through of the residence with you, verbal descriptions of probable cause of distress, and type of repair I would recommend.  The documentation submitted will include a report with written descriptions of conclusions & recommendations with photographs. Schedule: 10 workdays. Retainer of $750 is required at time of inspection with the balance due upon completion of report and sketches. This level of service is usually used if your claim is denied or under paid and you plan on disputing the claim amount. This report is usually included in the "discovery" phase of your suit if proceeding with an attorney.
  3. $2500 for onsite consultation regarding areas of concern. The service includes a walk through of the residence with you, verbal descriptions of probable cause of distress, and type of repair I would recommend.  This level of service is recommended if foundation wall replacement and/or foundation settlement remediation is required. The documentation submitted will include a set of drawings for repairs to be made by a qualified contractor. The drawings shall be submitted for permits at the building department. This scope is usually required for flood Zone A house "lifts".  Schedule: 15 workdays
  4. $3600 for new timber pile plan for a basic 1 or 2 story home less than 3200 square feet. The owner must provide a plot plan survey showing elevations and where required, a geotechnical investigation report (Soils Report), and either architectural plans or plans from a modular home manufacturer.
  5. House Lift or stabilization on Helical piles design fee is based on the actual house plan. Call for consultation. 
Payment of Service #1 is due during the evaluation. All other services require 50% retainer fee during the evaluation and payment in full is due when service is complete.
